Arizona security deposit law: 14 business days after your demand to return it, and the penalty
How long a landlord has to return a security deposit in Arizona, what must be sent, and the penalty, read in Arizona Revised Statutes Section 33-1321.
The deadline
Within 14 days, not counting weekends and legal holidays, after the lease ends, you return possession and you make a demand, the landlord must mail an itemized list of deductions and the amount due.
If you do not dispute the list within 60 days after it is mailed, it becomes final.
The penalty
If the landlord does not comply, you can recover the money due plus damages equal to twice the amount wrongfully withheld.
What to do
Send a written demand that cites the law, by certified mail or email, and keep proof. If the landlord does not pay, you can file in small claims court in the county of the rental.
