Washington security deposit law: 30 days to return it, and the penalty
How long a landlord has to return a security deposit in Washington, what must be sent, and the penalty, read in Revised Code of Washington 59.18.280.
The deadline
Within 30 days after the lease ends and you move out, the landlord must give a full and specific statement of the reasons for keeping any part of the deposit, with documentation, and refund the rest.
The penalty
Without that statement, the landlord cannot later claim any part of the deposit, unless circumstances beyond the landlord's control prevented it.
For an intentional refusal, a court may award up to twice the amount of the deposit.
What to do
Send a written demand that cites the law, by certified mail or email, and keep proof. If the landlord does not pay, you can file in small claims court in the county of the rental.
